Is Flying Horse a good place to live?

It depends on what you want from daily life, and we can help you test that before you move. Flying Horse is a master-planned community in northern Colorado Springs, off Highway 83 near Interstate 25. Its metropolitan district describes it as a master-planned community located in the City of Colorado Springs, so it’s part of the city, not Monument, even though it sits close to the county’s northern edge.

The community is built around The Club at Flying Horse, with its championship golf course, athletic club and spa, and it also has neighborhood parks, ponds and trail connections. It tends to suit buyers who want a newer home, a consistent, well-kept look from street to street, and quick access to the north side and the U.S. Air Force Academy. If you’d rather have a lower monthly cost, an older neighborhood with more variety, or a walkable mix of shops and homes, other north-side areas may fit you better.

What are the pros of living in Flying Horse?

Clients most often tell us they like how complete the neighborhood feels: amenities, schools and shopping are all a short drive away. The biggest advantages:

  • Club and recreation: The Club at Flying Horse has a golf course designed by Tom Weiskopf, plus fitness, pool and social amenities, and the newer Flying Horse North section adds a second course. Club membership is optional and separate from buying a home, so ask what’s included with the home you’re considering.
  • Parks, trails and views: Neighborhood parks, ponds and open space run through the community, and many streets look west to Pikes Peak and the Front Range.
  • Newer homes: Most homes were built in the last two decades, many by local builder Classic Homes, from patio homes to large custom homes. Expect open floor plans, finished basements and three-car garages on many of them.
  • A school on the doorstep: Discovery Canyon Campus, a preschool-through-12th-grade campus in Academy District 20, sits on North Gate Boulevard at the edge of the community.
  • North-side access: Highway 83, Interstate 25, Interquest Parkway and North Gate Boulevard put shopping at Interquest Marketplace and the Promenade Shops at Briargate a short drive away.

The market is active, too. Redfin reported 38 homes sold in Flying Horse in August 2026, up 23.1% from a year earlier, and a median of 65 days on the market. More sales and a longer timeline give buyers time to compare homes without rushing.

What are the cons of living in Flying Horse?

The main trade-off is cost. Redfin’s median sale price for Flying Horse was $857,086 in August 2026, down 2.9% from a year earlier. Other trade-offs to weigh:

  • Layered monthly costs: Depending on the filing, you may pay HOA dues plus a metropolitan district tax that shows up on your property tax bill, and club dues if you join. Ask for the HOA budget, the metro district mill levy and any club obligations before you make an offer, and check the property’s tax history with the El Paso County Assessor.
  • Car-dependent: Some amenities are close, but most errands mean a drive.
  • Longer drives to the south side: Flying Horse is well placed for the Air Force Academy, but Fort Carson is on the far south end of Colorado Springs, so that commute takes longer, especially at rush hour.
  • Design rules: Covenants keep the community consistent, but they also limit changes such as exterior colors, fences and parking for RVs or trailers. Read them before you buy.
  • Ongoing construction: Newer sections are still being built, so some streets have construction traffic for now.

How much do homes cost in Flying Horse?

Redfin’s median sale price for Flying Horse was $857,086 in August 2026. A median is the middle price: half of the homes sold for more and half for less. Prices range widely, from patio homes to large homes on golf course and acreage lots, so the right number for you depends on the section and the home.

Your payment also depends on your loan. Freddie Mac reported the average 30-year fixed mortgage rate at 7.24% for the week ending October 29, 2026, down from 7.32% the week before (Freddie Mac PMMS). That is a national average, and your own rate depends on your lender. We are not lenders and can’t give financial advice, so ask for a written quote; our guide to mortgage pre-approval in Colorado Springs explains the steps.

Example: $857,086 Home, 20% Down ($685,669 Loan), 30-Year FixedPrincipal & Interest per Month
At 6.17% (October 2025 average)About $4,186
At 7.24% (October 29, 2026 average)About $4,673

Illustration only, not a loan quote. Property taxes, metro district taxes, HOA dues, insurance and any club dues are extra.

For wider context, the Colorado Association of REALTORS reported that statewide home sales fell 15.1% in September 2026 compared with a year earlier. That’s a statewide number, not a Flying Horse number, but it helps explain why many sellers are more open to negotiating this fall.

What are commutes and schools like?

Test your commute at the hour you will drive it. The Census Bureau puts the average travel time to work for the City of Colorado Springs at 22.7 minutes for 2020 to 2024 (Census QuickFacts). That is a citywide average, not a Flying Horse number.

From Flying Horse, the Air Force Academy’s North Gate is just west via North Gate Boulevard, and downtown Colorado Springs is roughly 15 miles south on I-25. Peterson Space Force Base and Schriever Space Force Base are to the southeast, and Fort Carson is the longest drive, on the south end of the city. We’ll map your real drive, at your real start time, before you choose a home.

Flying Horse addresses are in Academy School District 20, and the community’s metro district lists Discovery Canyon Campus (elementary, middle and high school) as its neighborhood schools. District 20 serves about 26,500 students across 39 schools, according to the Colorado Department of Education’s SchoolView. Boundaries are set by address, so confirm yours with the district before you fall in love with a home.

Laurie and Kalene are the best! We recently relocated to Colorado from out of state. We came across their YouTube channel in our initial research, reached out, and they helped us go from not knowing the first thing about Colorado Springs to feeling like locals in just a few months. If you’re exploring a move to the Springs or live here and are looking for a new home, I can’t recommend these two enough. We’ve bought 4 homes, and this move was by far our easiest. Thank you!!

I had such a wonderful experience working with Kalene and Laurie! They made the whole process so easy from the very beginning, and especially as a first time buyer that made a world of difference! From answering all my silly questions to having all the connections to anything you may need during the home buying process, the whole experience working with them went above and beyond my expectations! They helped attend meetings when I was still out of town, kept me updated of all the important steps during the whole process and continue to check in even after closing! As a bonus they’re also such wonderful and lovely people to talk to, and I’m so lucky and glad that I found them. Very happy with my new home and I cannot thank them enough for their help!
