Yes, you can buy a home in Colorado Springs without visiting first, and many of our clients have. We set up live video tours, explain each area and plan one short trip so you can see your final choices in person. As of October 29, 2026, Freddie Mac reports the average 30-year fixed mortgage rate at 7.24%, so it helps to talk with a lender before you start. Below, Laurie from Colorado’s Finest Agency walks through each step, with local numbers from the Pikes Peak region and what to check before you make an offer.

Can you really buy a home in Colorado Springs without seeing it first?
Yes, but you should never do it blind, so we replace the open house with a live video walkthrough of every room and the street around the home. On a live video tour, we open closets and cabinets, run the faucets, check the furnace and water heater labels, look closely at ceilings, windows and floors, and walk the yard and garage. Then we step outside and show you what listing photos leave out: the neighbors’ homes, the traffic, the noise and the mountain view.
We still recommend one short trip when you can make it. Standing inside your top two homes, driving your commute at rush hour and seeing the neighborhood after dark gives you a confidence no video can. If a trip isn’t possible, because of a military PCS move or a job start date, we plan the search so you can buy with confidence from wherever you are. Read what past clients who moved from out of state say on our client testimonials page.
Typical Timeline for an Out-of-State Purchase
| Stage | What Happens | Where You Are |
|---|---|---|
| Week 1 | Discovery call, lender pre-approval, neighborhood short list | At home |
| Weeks 1–3 | Live video tours and written summaries of each home | At home |
| Weeks 2–4 | One short trip to see your final two or three homes | In Colorado Springs |
| Offer to contract | Offer, negotiation and contract, signed electronically | Anywhere |
| Under contract | Inspection (join by video), appraisal and loan approval | Anywhere |
| Closing | Often 30 to 45 days after contract, depending on your loan; sign with a mobile notary or in person | Anywhere |
What does it cost, and are prices still going up?
In September 2026, the median closed price for single-family and patio homes in the Colorado Springs area was $479,000, down 0.1% from a year earlier, according to the Colorado Association of REALTORS. That was up from $470,000 in August but still below the $499,952 spring peak reported by the Colorado Springs Gazette. In short, prices are moving sideways, not climbing fast.
A median price is the middle sale: half of the homes sold for more and half for less. It describes what sold that month, not what any one home is worth. Prices also vary by area. Homes in Monument, Flying Horse and parts of Briargate often sell above the county median, while older neighborhoods closer to downtown often sell below it. There are also 4,253 active listings, up 6.1% from a year earlier, so you have more homes to compare from afar. Compare towns in our Monument neighborhood guide, and see our fall 2026 Colorado Springs housing market update for the full price trend.
How do mortgage rates affect your plan?
Freddie Mac reported that the average 30-year fixed rate was 7.24% on October 29, 2026, up from 6.17% a year earlier, so your monthly payment matters as much as the price. Rates peaked at 7.40% in early October and then eased for three straight weeks (Freddie Mac release, Oct. 29, 2026).
| $479,000 Home, 10% Down ($431,100 Loan), 30-Year Fixed | Principal & Interest per Month |
|---|---|
| At 6.17% (October 2025 average) | About $2,632 |
| At 7.24% (October 29, 2026 average) | About $2,938 |
| Difference | About $306 per month |

Get a quote from your lender before you tour, and ask how a rate lock works and how long it lasts, because remote purchases can take a little longer to coordinate. Start with our guide to mortgage pre-approval in Colorado Springs, and use the Consumer Financial Protection Bureau’s homebuying tools to compare Loan Estimates. Military buyers should also review VA home loan benefits. We are not lenders and can’t give financial advice, but we can connect you with trusted local lenders.
How much room do you have to negotiate?
Homes spent 53 days on the market in the Colorado Springs area in September 2026, and 46.4% of active listings in El Paso County had a price reduction, which means buyers often have room to talk. Supply reached 4.6 months across all price ranges, according to the Colorado Association of REALTORS.
| Price Range | Months of Supply (Sept 2026) | Negotiating Outlook |
|---|---|---|
| Under $400,000 | 3.9 | Tighter: be ready to act quickly |
| $400,000–$600,000 | 4.4 | Balanced: room on many homes |
| $600,000–$1 million | 5.1 | More buyer leverage |
| Over $1 million | 7.6 | Strongest buyer leverage |
For an out-of-state buyer, that means time. You usually don’t have to fly in the weekend a home lists. We review each home’s price history, days on market and recent comparable sales, so you know when to ask for a lower price, a seller concession toward closing costs or a rate buydown, or repairs after the inspection.
What does a remote home search look like, step by step?
We start with a 30-minute call about your budget, your timeline and where you or your spouse will work, then build a short list of neighborhoods to compare.
- Discovery call. Budget, must-haves, school needs, work or base location and move date.
- Lender pre-approval. You see a real monthly payment before you fall for a house.
- Neighborhood short list. Most relocating buyers compare Briargate, Northgate, Monument, Flying Horse and Gleneagle.
- Live video tours. We tour homes for you in real time and send a written summary of each.
- One short trip. See your final two homes in person. Most buyers fly into Colorado Springs Airport (COS); Denver International Airport is a longer drive north but often has more flights.
- Offer and negotiation. Signed electronically from wherever you are.
- Inspection from afar. We attend, you join by video and you get the full photo report.
- Remote closing. Depending on your lender and title company, you can often sign with a mobile notary near you, at a title office in your area or electronically.
North Colorado Springs Neighborhoods and Nearby Areas We Serve
Our office is at 3544 Cape Romain Dr in north Colorado Springs (80921), so these are the neighborhoods we tour every week. Each one is close to I-25, Interquest Parkway or Powers Boulevard, the main routes for north-side commuters.
| Area (ZIP) | Nearby Landmarks | Why Out-of-State Buyers Like It |
|---|---|---|
| Briargate (80920) | Briargate Parkway, Chapel Hills Mall, Pine Creek, Academy District 20 schools | Established neighborhoods, parks and shopping close by |
| Northgate (80921) | Interquest Parkway, the U.S. Air Force Academy’s North Gate, Interquest Marketplace | Newer homes with quick I-25 access |
| Flying Horse (80921) | Flying Horse Club golf course, Highway 83 | Master-planned community with amenities |
| Gleneagle (80921) | Between north Colorado Springs and Monument, near I-25 and Baptist Road | Established homes with mature trees and mountain views |

| Wolf Ranch and Cordera (80924) | Northeast Colorado Springs near Powers Boulevard and Research Parkway | Newer planned neighborhoods with trails and parks |
Landmarks also help you get your bearings from far away. Pikes Peak and Garden of the Gods sit to the west, the U.S. Air Force Academy anchors the north side, and Fort Carson, Peterson Space Force Base, Schriever Space Force Base and Cheyenne Mountain Space Force Station are to the south and east. Commute times vary a lot depending on which gate or office you use, so we map yours before you choose an area. Military families can find more help on our military relocation page.
What should you check before you make an offer from far away?
Before you offer, confirm four things: the inspection, the HOA rules, the school boundary for that exact address, and your real commute.
- Home inspection: Always get one, with a written report and photos. Many Colorado buyers also add a radon test; the EPA explains radon and how testing works. See our home inspection guide for Colorado Springs buyers.
- HOA documents: Read the rules on parking, fences, RVs, short-term rentals and exterior changes, plus the dues and any planned special assessments.
- School boundaries: Boundaries follow the exact address, not the neighborhood name. Confirm with the district, for example Academy District 20 or Lewis-Palmer School District 38.
- Your real commute: Test the drive at rush hour, in person on your trip or with a map app set to your work start time.
- Taxes, records and closing costs: Look up the property on the El Paso County Assessor site and budget for closing costs in Colorado Springs.
- Wire safety: Before sending money, call your title company to confirm wiring instructions, using a phone number you already trust and never one sent by email.

Frequently Asked Questions
Can I buy a house in Colorado Springs without visiting?
Yes. Many of our clients have. We use live video tours, video of the street and neighbors’ homes, and a detailed report from your inspector. We still recommend one trip to see your top two homes in person if you can.
How many trips do I need to make?
Most buyers make one trip, and some make none. A single trip of two or three days is usually enough to see your final homes, drive your commute and meet your lender or title company in person.
Can I close without being in Colorado?
In many cases, yes. Depending on your lender and title company, documents can be signed with a mobile notary, at a title office near you or electronically. We explain your options at the start so there are no surprises.
Should I get an inspection if I can’t attend?
Yes. An inspection is your best way to see a home through a professional’s eyes. Ask the inspector for a written report with photos, and ask us to join the inspection by video.
How do mortgage rates affect my payment?
Freddie Mac’s October 29, 2026 average for a 30-year fixed loan was 7.24%, compared with 6.17% a year earlier. On a $431,100 loan, that adds about $306 a month in principal and interest, even if the price stays the same. Ask your lender to show you payments at different prices. We are not lenders and can’t give financial advice, but we’ll connect you with trusted lenders.

Laurie and Kalene did a great job on selling our home! From the very beginning, they were very knowledgeable of the current market conditions and how to stage our home to get the best deal for our home. Laurie and Kalene are the best! We recently relocated to Colorado from out of state. We came across their YouTube channel in our initial research, reached out, and they helped us go from not knowing the first thing about Colorado Springs to feeling like locals in just a few months. If you’re exploring a move to the Springs or live here and are looking for a new home, I can’t recommend these two enough. We’ve bought 4 homes, and this move was by far our easiest. Thank you!!Posted on Google![]()

I had such a wonderful experience working with Kalene and Laurie! They made the whole process so easy from the very beginning, and especially as a first time buyer that made a world of difference! From answering all my silly questions to having all the connections to anything you may need during the home buying process, the whole experience working with them went above and beyond my expectations! They helped attend meetings when I was still out of town, kept me updated of all the important steps during the whole process and continue to check in even after closing! As a bonus they’re also such wonderful and lovely people to talk to, and I’m so lucky and glad that I found them. Very happy with my new home and I cannot thank them enough for their help!
