Spoiled for Choice on the Eastside
The east side and the west side are two very different areas. The west side of Colorado Springs is smaller than the east side with fewer houses because of Pikes Peaks and the surrounding foothills.
If you stand at a vantage point on the east side, there is a sea of newly built houses, east of Powers. If you are on the west side in Rockrimmon or in the Bluffs, you would find houses that might require renovation and upgrades. The homes are older here with bigger yards and lot sizes. Even the trees behind some of these houses date back many years. Lots of ravines and hills over at the west side as well.
So, if you want to find a single family home in the Rockrimmon area, you should have a budget of $500,000 at least.
Differing Lifestyles
Even the lifestyles are different for people living on the east side compared to the people living on the west side. You are closer to military bases on the east side. Neighborhoods on the east side that came up after the 2000’s have newer homes with smaller backyards and smaller trees. East side also has more traditional parks with playgrounds with walking trails. Whereas on the west side, you have more established houses that have been built since the 1960s and 1970s. Because of the proximity of the mountains to the west side, you have more hiking trails as a result.
On the east side, especially down the Powers corridor, there are numerous shopping centers, movie theaters, and your typical Target and Costco shopping. As far as the terrain is concerned, the east side of Colorado Springs is not completely flat, but it’s not as hilly as the west side either.
A lot also depends on your lifestyle. The I-25 is very close to the Rockrimmon area with easier access. Meanwhile, Powers, Marksheffel and the North-South corridor of Colorado Springs is more on the east side.
One area of interest in Colorado Springs east side is Cimarron Hills, which is close to Schriever, Peterson and are also in close proximity to District 11 and District 49 schools.
Neighborhoods in Colorado Springs
If you go further north from Cimarron Hills, you will transition towards developments that have newly constructed houses and communities. Meridian Ranch is an example of one such community in the north eastern section of Colorado Springs, in Peyton Colorado. Aspen trails at Aspen Ridge and Banning Lewis Ranch have newly built houses available as well. A four-bedroom home in District 49 on the east side and close to major streets like Dublin and Powers gets listed at $450,000 and will usually go above asking price.
New build options on the west side of Colorado Springs are very limited. Gold Hill Mesa is a community on the west side that offers options for new build homes, however lots are limited. Custom builders and Tollbrothers are options on the west side for new construction.
